Remediating the site of Brooklyn’s first supertall skyscraper
85 Jay Street was a former industrial and manufacturing parcel in Brooklyn with a portion used for lead smelting purposes. The site was enrolled into the New York State Department of Environmental Conservation’s Brownfield Cleanup Program, and incorporated site cleanup activities into the redevelopment. The contamination consisted of various metals (primarily lead) along with numerous semi-volatile organic compounds in the soil. AKRF implemented a Remedial Action Work Plan for the site, including the removal of over 250,000 cubic yards of material along with several underground storage tanks. We implemented a site-specific health and safety plan and community air monitoring plan during excavation and loading of material for off-site transport.
The site received a certificate of completion for a Track 1 Unrestricted Use in November 2019. The 1.1-million-square-foot residential development encompasses a pair of 21-story buildings that rise from a multi-level retail podium. Front & York comprises 408 condominiums from CIM Group and LIVWRK, and Magnolia DUMBO comprises 320 rental units from RXR Realty.
