I-84 Hartford Value Creation Analysis
Rehabilitation or replacement of the I-84 mainline in Hartford is intended to promote transit-oriented development through improved linkages to Union Station, the CTfastrak bus rapid transit system, and the new New Haven-Hartford-Springfield rail corridor. AKRF prepared a value creation analysis for the project, including real estate market research to identify potential growth rates of downtown residential and office rents in comparable cities. Our research contributed to the development of a financial model that estimated the value of future development, identified economic benefits to the region, and compared public sector costs and benefits of the project.
