LIU/RXR Mixed-Use Development

Long Island University and RXR Realty have entered into a public/private partnership to construct a new 600,000-square-foot mixed-use project in Downtown Brooklyn. The Willoughby will be a 34-story, 470-unit residential building with a mix of affordable and market-rate apartments rising above a 560-car parking garage with first-floor offices, academic space, fitness and wellness facilities, and new rooftop athletic fields for the university. AKRF coordinated a subsurface exploration program of 32 geotechnical borings and 25 environmental borings, performed New York City Special Inspection oversight of up to six drill rigs working simultaneously, and prepared a comprehensive geotechnical engineering report with recommendations for the design and construction of the foundation system. AKRF also provided acoustical consulting and environmental and civil engineering services for the building, incorporating a unique design solution for stormwater detention requirements that involved providing the storage capacity in the void space of the crushed stone base course placed between the parking garage roof slab and the synthetic turf playing surface. The Willoughby at 196 Willoughby Street opened in June 2022.
