Sunset Pier 94 Studios
Sunset Pier 94 Studios, a film and television production studio along Manhattan’s Hudson River waterfront, opened for business in January 2026.
AKRF first led preparation of the CEQR Environmental Assessment Statement for the development’s public-private partnership of Vornado Realty Trust, Hudson Pacific Properties, and Blackstone Group in coordination with the New York City Economic Development Corporation.
The project was designed by Gensler with Adamson/AAI.
The 266,000-square-foot campus includes six soundstages with production control room facilities and 145,000 square feet of production support space and offices. The project features several public amenities, including new public restrooms for Hudson River Park, a community amenity space, open space and pier access, and bikeway safety improvements.

The applicants sought approval of a lease amendment and a protection of waters permit to facilitate the project, which also required approval by the Public Design Commission. Land use, shadows, hazardous materials, and transportation were some of the key technical analyses prepared by AKRF for the project’s environmental review. The New York City Department of Small Business Services served as lead agency and issued a Statement of No Significant Effect in 2022.
AKRF also served as acoustical consultant for the project and provided civil engineering and inspection services for the New York State Department of Transportation work at Pier 94. This primarily included catch basin rerouting and associated water main work, sanitary sewer, and sanitary storm improvements; construction of the bikeway, walkway, sliding gate, and granite pavement; and maintaining MPT devices, street lighting, and associated infrastructure.
