Redevelopment Opportunites for the Bronx Riverfront

AKRF assisted the South Bronx Overall Economic Development Corporation (SoBRO), in coordination with the Bronx Department of City Planning (DCP), in shaping the proposed Port Morris Harlem Riverfront Brownfield Opportunity Area (BOA).
In connection with this effort, we identified individual redevelopment properties within a recently rezoned area in the Port Morris section of the Bronx; these properties have the greatest potential to jump-start the area’s commercial and residential development, transforming this declining industrial area consistent with the City’s vision.
For this project, AKRF:
- In cooperation with SoBRO, assisted by the Bronx DCP, redefined the rezoning area and identified appropriate overlays to achieve the desired long-term development results.
- Analyzed and rated relevant site infrastructure elements and evaluated access characteristics of catalyst sites. In addition, AKRF assessed the severity of environmental concerns by rating each site’s concerns stemming from historical uses and registered environmental hazards, such as spills and underground storage tanks.
- Developed a site profile for each of the identified Strategic Sites. These Site Profiles consisted of two parts: (1) a section that detailed essential property and site characteristics, such as exact location/boundaries, ownership, use, current and proposed zoning, and potential environmental hazards; and (2) a section that assessed the highest-and-best use for each property.
- Completed the BOA Step 2 Nomination Report that identified existing conditions, key issues and opportunities, and potential implementation strategies and development scenarios for the proposed Port Morris Harlem Riverfront BOA.
